Building your new home with us in Queensland

At Porter Davis, we understand that building a new home is a huge undertaking. The process involved can seem overwhelming for new home buyers, which is why we’re here every step of the way to help you through the journey to your dream house.

While your sales consultant will always be on hand to answer any questions you may have, our Procedure of Purchase outlines the major stages involved in building your new home with Porter Davis. This process keeps you informed at every point, delivering great peace of mind before, during and even after your home build.

From the beginning

Here are the three key things we’ll initially need from you:

  • A copy of the plan of subdivision for your land, sometimes referred to as DP, SP or RP
  • A list of any desired floor plan options
  • A copy of your estate covenant, plan of development, and any other information relevant to your land

Stage 1: Preliminary Agreement 

In week one, once you choose a house, you sign a preliminary agreement and pay an initial deposit of $2,000. This secures your base house price and the current promotion, if applicable. We then arrange for a soil test, contour survey, and any necessary property information reports.

During this stage, you meet with your sales consultant to finalise home design decisions. Your initial finance qualification is also completed.

Stage 2: New Home Proposal and World of Style 

From week four to six, we prepare your new home proposal for presentation at our office. After you sign this, we require a further 3% deposit on the contract price.

We also book in your World of Style by Porter Davis selections appointment, making this the perfect time to start browsing the theme and design options at the World of Style showroom.

Stage 3: Construction Contract

In Week 10, we prepare the construction contract documents to present to you at our office. This includes working drawings, specifications, and the HIA QC2 Construction Contract. Once you sign the contract, we require a deposit to the balance of 5% on the contract price.

At this stage, we also need you to provide proof of land ownership, as well as a letter of finance approval or other evidence of funds.

Stage 4: Approvals and Construction Preparation

In Week 16, we lodge your plans for relevant approvals, document any post-contract variations and ask you to sign these off, and prepare construction drawings. We also require your lender to issue an authority to commence construction, if applicable.

Last but not least, all final documentation is signed by you and we confirm your site start date. Note that build times may vary depending on your house type.

Congratulations – we’re now ready to commence construction on your new home!

On site

As we build your new home, all payments are as per Schedule 2: Progress Payments listed in your HIA QC2 Construction Contract.

New Home Care Service

Twelve months after practical completion, a Porter Davis New Home Care representative will meet you and complete a maintenance inspection on your home.
