What is a builders quote?
A builders quote is an initial estimated cost to build a particular home. It’s also known as an initial quote or sales quotes depending on the builder. This is the very first number you’ll receive to bring your plans to life and then down the track, you’ll get a Tender or Contract separate to this.
Depending on the house design you choose, each floorplan and facade has a different price and comes with different inclusions. This is where quotes for building a house can differ so it’s important to understand exactly what you’re getting in the quote.
How do I compare building quotes?
How do I know if a quote is accurate?
Simple. Talk it through with a consultant to make sure you’re both on the same page. The more information you provide about your plans, the better they can determine your costs. If you have a few things on your wishlist, let them know so they can explain all the costs involved.
At Porter Davis, you’ll meet with your dedicated New Home Consultant to discuss the ins and outs of your initial builders quote. We always recommend booking multiple appointments to make sure everything’s crystal clear and as accurate as can be.
Will the price change?
Yes and no.
Once you’ve paid your initial deposit, your builder will get to work assessing your block of land. Here’s where it gets tricky because builders can’t actually see what’s underneath your land and will first need to conduct a soil and survey test to evaluate your site costs. If you’re worried about this, Porter Davis offers fixed price site costs to avoid the unexpected. Simply chat to your New Home Consultant to find out if you’re eligible. The price might also change depending on the design customisations you choose at your World of Style Appointment. You’ll select colour palettes, finishes, flooring and more. You’ll also have the option to select upgrades such as extra downlights, matte black tapware, marble benchtops or window furnishings which will bump up the cost. The good news is that your initial quote should already include an allowance for the type of upgrades you’re planning and have discussed with your consultant. For example, if you want to upgrade your lighting your consultant will add a $10,000 allowance for this into your quote. This means that when the time comes to upgrade, the cost won’t vary too much.

What do I need to provide to get a quote?
If you’ve already purchased your land in Victoria, you’ll need to bring along your Plan of Subdivision, Engineering plan and Section 32 or land contract (if applicable). In Queensland, bring along your survey or disclosure plan and land contract. Your New Home Consultant will review designs and inclusions, complete a preliminary siting and then provide you with your initial quote.
What happens after I pay the deposit for my builders quote?
Once you’re happy with your initial Porter Davis quote, you’ll attend a Variations Appointment (VO) to confirm the structural details for your build and pay an initial deposit.
From here, we’ll create your file and send it across to our Business Operations team to get the ball rolling.
